Bathroom Renovation Cost in Amsterdam: 2026 Prices

A complete bathroom renovation in the Netherlands costs €8,500 to €15,000 in 2026, and a luxury bathroom €20,000 or more, according to Trustoo's price guide of July 2026. In Amsterdam the building moves the figure more than the tiles do: access, timber floors and old drains decide a large part of the bill. A complete bathroom by Tommy's Service starts from €15,000. Below you find market prices per size and per m², what each part costs, the Amsterdam extras with the city's 2026 fees, and how to keep the budget under control.
Bathroom renovation prices in 2026
| Bathroom size | Labour | Total incl. basic materials |
|---|---|---|
| Compact, 3-4 m² | €6,450-€8,950 | €8,250-€12,000 |
| Standard, 5-10 m² | €6,500-€12,000 | €8,500-€15,000 |
| Large, 10-15 m² | €11,000-€12,000 | €15,500-€21,500 |
Per square metre, Trustoo puts a basic bathroom at €700-€1,100, an average finish at €1,100-€1,700 and a luxury bathroom at €1,700-€2,500, sanitaryware and tiles included. Homedeal (April 2026) is lower, at €500-€1,200 per m², with an average total of €7,500 for a 9 m² bathroom. The gap shows how much depends on what sits behind the tiles.
What each part of a bathroom costs
| Part of the work | Typical cost |
|---|---|
| Strip-out and disposal | €1,200-€1,800 |
| Water and drain pipes | €1,250-€2,200 |
| Electrical changes | €300-€1,000 |
| Tiling, labour only | €50-€70 per m² |
| Fitting sanitaryware, labour only | €1,000-€1,200 |
| Hourly rate of a bathroom specialist | €40-€60 |
Products are where budgets split. Homedeal gives €1,500-€5,000 for tiles and finishing and €1,000-€6,000 for sanitaryware in one bathroom. Per item, including fitting and VAT: a toilet €450-€900, a shower €500-€2,000, a bath €700-€1,500 and a tap €150-€450. Labour is usually 40-50% of the total (Trustoo).
Why a bathroom in Amsterdam costs more
Labour in the Randstad costs on average 10-15% more than in the rest of the country (Homedeal, July 2026). On top of that, Amsterdam homes bring their own costs:
- Street space. A container or materials on the street need an object permit: €181.30 for up to two weeks in 2026. Reserving up to two parking bays costs €150.90 (Gemeente Amsterdam, 2026 fees). Narrow canal-house stairs mean everything is carried by hand.
- Timber floors. Many pre-war homes have timber joists. Tiles on wood need a stiff subfloor, a decoupling membrane and full waterproofing, or the joints crack within a year.
- Drains. Moving a toilet means reaching the soil stack. In an apartment building that stack is shared, so its position limits the layout.
- The owners' association. A VvE often wants drawings, the floor build-up and acoustic values before work starts. See permits, monuments and VvE.
- Listed buildings. A permit for work on a national monument (rijksmonument) costs €262 in fees in 2026, and the procedure adds weeks.
Where a premium bathroom budget goes
A complete bathroom by Tommy's Service starts from €15,000, above the market average. The difference is mostly in layers you no longer see once the bathroom is finished:
- full waterproofing of the floor and the shower walls
- a decoupling membrane on timber floors
- underfloor heating
- a concealed cistern and a wall-hung toilet
- a bespoke vanity and made-to-measure shower glass
- natural stone or large-format tiles, which need a flatter substrate and more labour per m²

VAT on a bathroom renovation: 21%
The reduced 9% VAT rate applies only to insulating, painting, plastering and wallpapering in homes older than two years. All other work on a home is taxed at 21% (Belastingdienst), and a bathroom renovation falls under that. Compare quotes on the same basis: all with VAT or all without.
How to keep the cost under control
- Keep the toilet and the shower close to where the drains are now. Moving them is the most expensive single decision.
- Choose tiles and sanitaryware before you sign. Changes during the work are priced without competition.
- Ask for a quote broken down per part, so you see what changes when you change one choice.
- Order early: a bespoke vanity and shower glass take weeks to make. Our realistic bathroom timeline shows the order of the work.
- Check the contractor before you pay a deposit: how to check a renovation contractor.
