Every Dutch neighbourhood renovates differently. A canal house does not forgive the same mistakes as a Zuidas apartment, and a 1930s family home in Amstelveen asks entirely different questions than a nineteenth-century flat in De Pijp. Beyond the city
Across Noord-Holland we work regularly in Haarlem, Bloemendaal, Aalsmeer, Hoofddorp and Zaandam - coastal villas, garden-city houses and everything the province built between them.
In Zuid-Holland we take on larger projects in Den Haag, Rotterdam, Leiden, Delft and Gouda. It is a longer drive, so we plan those differently: fewer, bigger commissions and a site team that stays put.

Six stages, one accountable team

First conversation
We come to you, look at the building rather than a floor plan, and say honestly what is possible within your budget. Free, and without obligation.

Design and materials
Layouts, visualisations and a materials board you can hold. This is where the expensive decisions get made cheaply - on paper, not on site.

Permits and the VvE
We establish whether the work needs an omgevingsvergunning, whether Monumentenzorg has a say, and what your owners' association must approve. We prepare the paperwork.

Fixed quotation
One document, itemised, with a schedule attached. What is not in it, you do not pay for. Surprises are our problem, not yours.

On site
One site manager, one sequence, dust screens up before the first hammer. You get a weekly update and a number that always answers.

Materials
The difference is in what you touch
Photographs flatten everything into surface. In a room, the hand knows within a second whether a worktop is stone or a printed panel, whether a door swings on real hardware. Luxury renovation is largely a series of choices no camera records. Move over each material to see it come to light.

Questions
What homeowners ask us first
Internal work usually does not require an omgevingsvergunning. You will almost certainly need one for structural changes, altering the façade, adding a dormer or an extension, and for nearly anything on a Rijksmonument or municipal monument. We check your address before quoting and prepare the application ourselves.
A full bathroom typically runs from €15,000, a bespoke kitchen from €25,000, and a whole-home renovation of a canal house or townhouse from roughly €1,500 per square metre. The range is wide because the building decides: access, structure and heritage rules move the figure more than the finishes do.
A bathroom is four to six weeks, a kitchen six to eight, a full apartment three to five months. Permits and owners' association approval sit outside that and can add six to twelve weeks, which is why we start them first.
Yes. For apartments we prepare the technical documentation your owners' association needs - floor build-up, acoustic values, working hours - and we speak to the board directly if that helps. Most refusals we see are caused by incomplete paperwork, not by the work itself.
Regularly across Noord-Holland, including Amstelveen, Haarlem, Bloemendaal, Aalsmeer and Hoofddorp. In Zuid-Holland - Den Haag, Rotterdam, Leiden, Delft and Gouda - we take on larger projects, where a dedicated site team makes the distance work in your favour.
For a single room, usually yes. For a full renovation we advise against it: dust barriers protect the rest of the house but not your evenings. Where staying is unavoidable, we phase the work so a kitchen and a bathroom are always in use.
Our own teams for carpentry, joinery and finishing, plus long-standing partners for electrics and plumbing - the same people, project after project. One site manager is responsible from first day to handover.
