Window Replacement Cost in Amsterdam: 2026 Prices

Window replacement in the Netherlands costs €800-€1,700 per window for a PVC frame, €1,000-€1,800 for timber and €1,800-€2,900 for aluminium, fitted and with HR++ glass, according to Trustoo (June 2026). For a whole home, Homedeal puts the bill at €8,000-€14,000 for an apartment and €14,000-€24,000 for a terraced house. In Amsterdam the street matters as much as the price: new frames at the front usually need a permit, and the city's design rules exclude PVC frames in the historic centre.

For how Amsterdam windows changed over the decades, see our history of Amsterdam windows. This guide covers prices, materials, glass, subsidy and permits.

Per square metre, Homedeal (June 2026) gives €750-€1,000 for PVC and €850-€1,250 for timber or aluminium, HR++ glass and fitting included. Milieu Centraal (October 2026) prices an insulated timber frame with HR++ at about €1,700 for 2 m² and €5,000 for 6 m², with PVC about 5% cheaper and aluminium about 5% dearer.

Type of homeEstimated cost
Apartment€8,000-€14,000
Terraced house€14,000-€24,000
Corner house€16,000-€26,000
Detached house€24,000-€40,000

Trustoo splits a typical job into 60% frames and glass, 30% labour and 10% other costs, such as scaffolding (€100-€250 per frame), a crane (€475-€650) and a container (€200-€600). Choosing a premium brand over a budget profile adds €5,000-€6,000 for a whole house.

Timber, PVC or aluminium windows: which suit your house?

According to Milieu Centraal, no frame material has been proven more sustainable than another; quality decides how long a frame lasts.

  • Timber. Lasts 40-70 years (Homedeal). Painted frames need a new coat about every eight years, and some paints last up to 15 (Milieu Centraal). Damaged timber can often be repaired without replacing the whole frame.
  • PVC (kunststof). The cheapest option, with a lifespan of 40-50 years (Homedeal). No painting, only cleaning. Milieu Centraal advises the VKG quality mark and asking about recycled content.
  • Aluminium. The most expensive per window, with a lifespan of 45-60 years (Homedeal) and no painting. VMRG-certified frames have a thermal break as standard (Milieu Centraal).

In Amsterdam the façade often decides. The city's design rules (welstandsnota, amended in June 2026) exclude PVC frames in the historic centre and prefer timber in the garden villages (tuindorpen), such as those in Amsterdam-Noord. Elsewhere PVC can be allowed: in December 2025 the city approved PVC instead of timber at the front of a house in Zuidoost, and the same change at the back needed no permit.

HR++ or triple glazing?

HR++ is double glazing with a coating and an insulating gas. Triple glass, often sold as HR+++, has three panes and a U-value of 0.4-0.9, against 5.8 for single glazing (Milieu Centraal). At 37 mm thick against 24 mm for HR++, it always needs new frames, and heavier sashes can need new hinges.

  • Facing north, triple glass is always the better choice (Milieu Centraal).
  • Facing east, south or west, HR++ lets in more free solar heat in spring and autumn, while triple glass insulates better. Both need outside shading in summer.
  • Triple glass in new frames costs about 4.5% more than insulating frames with HR++ (Milieu Centraal). Trustoo puts the extra at €1,500-€2,500 per home.

Be realistic about the savings. Replacing a 6 m² double-glazed window with an insulated frame saves about 30 m³ of gas a year with triple glass (around €40) and 28 m³ with HR++ (around €38), according to Milieu Centraal. Going from single glazing to HR++ in all windows saves about 260 m³, around €350 a year. From single glazing the investment pays back; from double glazing the reasons are comfort, less draught and worn-out frames.

For monuments and protected streets, Milieu Centraal names vacuum glass: about 8 mm thick, it insulates as well as triple glass and fits slim existing frames, but costs more than both.

Subsidy and VAT on new windows in 2026

The national ISDE subsidy pays €25 per m² for HR++ glass and €111 per m² for triple or vacuum glass in new frames, for 3 to 45 m². The amount doubles if you carry out more than one insulation measure within 24 months. A company must do the work, and you apply afterwards (RVO, September 2026).

  • Owner-occupiers of a listed home get more for some glass: €46 per m² for HR++ and for HR glass or secondary glazing with a U-value between 1.2 and 2.0 (RVO, October 2026).
  • From 2027 the government plans €55 per m² for triple or vacuum glass in new frames and €30 for HR++. Triple glass with frames bought by 31 December 2026 and fitted in 2027 keeps €111, with proof of the order. On 23 October 2026 the plans were not yet final (RVO).

VAT: the labour for fitting insulating glass in a home older than two years is taxed at 9%. The glass itself, the frames and the work on the frames are taxed at 21% (Belastingdienst). Ask for a quote that splits the two.

Replacement windows in Amsterdam: do you need a permit?

Since 1 January 2024 the Omgevingswet bundles the rules; you apply through the national Omgevingsloket, whose Vergunningcheck shows what applies to your address (Rijksoverheid). Two City of Amsterdam decisions from December 2025 show the basic split:

  • Rear façade: new frames are permit-free under article 2.29 of the Bbl, the national building decree. The window must still have a U-value of at most 1.65 W/m²K (article 4.153 Bbl).
  • Front façade: replacing timber frames with PVC needed a permit, checked against the city's design criteria for changes to frames.
  • Like-for-like maintenance: no permit when material, shape, detailing and colour stay the same (Rijksoverheid).
  • Monuments: on a national or municipal monument, work beyond maintenance usually needs a permit, for example replacing historic glass (Rijksoverheid).
  • Protected cityscapes, such as the fortress town of Weesp and much of old Noord: ventilation must be built into the façade or the head of the frame, and since July 2026 grilles in the glass are allowed only in windows without heritage value on façades that do not face public space. For heritage buildings in Weesp, frame changes must restore historic features.

Amsterdam charges no permit fees for an application that concerns only sustainable renovation, including insulating frames with a window U-value of at most 1.5 W/m²K and new HR++ or triple glass with at most 1.1, or 2.0 for monument glass (Algemene legesverordening Amsterdam 2026, art. 3.21).

In an apartment building, the deed of division (splitsingsakte) says whether the frames belong to you or to the owners' association, and under the 2017 model regulations a change to the façade needs the consent of the owners' meeting (Omgevingsweb). The steps are in our guide to permits, monuments and VvE.

How window replacement works in an occupied home

  • Production. Made-to-measure frames take 4-12 weeks after the final measurement (Homedeal).
  • Fitting. One frame takes four to eight hours, including removal and finishing (Trustoo). Three to five frames fit in a working day and a whole house one to five working days (Homedeal). Working one opening at a time, every room is closed again by the evening.
  • Finishing. The reveals around the new frame are plastered or boarded, sealed and painted, and a new inside sill goes in. Trustoo prices the inside finishing at €125-€500 per frame and a sill at €60-€100.
  • Amsterdam logistics. A container or materials on the street need an object permit: €181.30 for up to two weeks in 2026 (Gemeente Amsterdam). A permit can also require a notice to the neighbours a week before work starts.
  • Asbestos. Frames and panes from before 1994 may contain asbestos in the sealant or putty. Have it checked before the old frame comes out (Milieu Centraal).

Common mistakes after replacing windows

  • Forgetting ventilation. New frames with double seals close tighter. With mechanical extract you still need supply grilles in the frames; choose grilles that react to wind pressure. With balanced ventilation you can leave them out (Milieu Centraal). More in our guide to insulation and ventilation.
  • A cold joint around the frame. Seal the gaps between frame and wall and connect the wall insulation to the new frame, or heat leaks past a well-insulated window (Milieu Centraal). A frame with a U-value of 1.3 or lower also prevents condensation on the frame.
  • Comparing frame prices only. Scaffolding, finishing and disposal add €500-€2,500 per home (Trustoo). Ask for a quote that includes them.

Frequently asked questions

How much does it cost to replace a window in the Netherlands?
A PVC frame with HR++ glass costs €800-€1,700 fitted, timber €1,000-€1,800 and aluminium €1,800-€2,900 (Trustoo, June 2026). Per m², Homedeal gives €750-€1,250, glass and fitting included.
What does it cost to replace all the windows in a house?
Homedeal (June 2026) estimates €8,000-€14,000 for an apartment, €14,000-€24,000 for a terraced house and €16,000-€26,000 for a corner house. Add €500-€2,500 for extras such as scaffolding and finishing (Trustoo).
Are PVC or wooden windows better?
Neither has been proven to be more sustainable; quality decides the lifespan (Milieu Centraal). PVC is cheaper and needs no painting, while timber lasts 40-70 years but needs a new coat about every eight years. In Amsterdam's historic centre the city's design rules exclude PVC frames.
Do I need a permit to replace windows in Amsterdam?
Usually not at the back of the house (article 2.29 Bbl). At the front, on a monument and in a protected cityscape you usually do, unless it is maintenance with the same material, shape and colour. Run the Vergunningcheck in the Omgevingsloket for your address.
Is triple glazing worth the extra cost?
Only if you replace the frames anyway, because triple glass does not fit existing frames. Facing north it is the better choice; facing south, HR++ gains more solar heat. It costs about 4.5% more than insulating frames with HR++ (Milieu Centraal).
Is there a subsidy for new windows in 2026?
Yes, through the ISDE: €25 per m² for HR++ glass and €111 per m² for triple or vacuum glass in new frames, from 3 m². From 2027 the triple rate is planned to drop to €55 per m²; glass with frames bought by 31 December 2026 and fitted in 2027 keeps €111 (RVO).
How long does window replacement take?
Four to eight hours per window and one to five working days for a whole house (Homedeal). Before that, allow 4-12 weeks for made-to-measure frames to be produced.
