Ten Technical Mistakes That Show Up Years After a Renovation

Most renovation mistakes are invisible on handover day. The paint looks even, the floor is flat, the shower drains. The failures turn up in month eight or year three: a hairline crack across new tiles, a damp shadow at a floor edge, a socket that trips whenever the washing machine spins. Almost all of them were decided during first fix, when doing it differently would have cost very little. These are the ten we are most often called in to put right in Amsterdam and Noord-Holland. Kitchens have their own list, written up separately as the mistakes we keep meeting in Amsterdam kitchens.

1. Laying a floor on a substrate nobody measured

The most common cause of failed floors in Dutch homes is residual moisture. A cement screed dries at roughly a centimetre a week for the first few centimetres and far more slowly after that, and in a winter renovation with the heating off it takes longer still. Cover it early and you trap water under vinyl, cup engineered oak and push tile adhesive out of bond.

Measure rather than guess. A carbide moisture meter test is the Dutch standard: broadly below about 2.0 CM percent for a cement screed and 0.5 percent for anhydrite, with tighter values again under underfloor heating. Check the crawl space too: a ground floor over a damp, poorly ventilated kruipruimte keeps feeding moisture upward whatever the screed says.

2. Painting and plastering over dust and unprimed surfaces

Poor adhesion is rarely a paint problem. It is an interface problem: fine dust from chasing and sanding, old wallpaper paste, chalky lime paint, or absorbent new plaster that pulls the binder out of the first coat. The result is patchy sheen, and paint that peels from one wall while behaving perfectly on the next.

Extract at source with an M-class vacuum rather than sweeping, which matters for the finish and much more for the lungs, since silica dust from cutting brick and concrete is a real health hazard. Then prime for the substrate you actually have: penetrating primer on absorbent plaster, adhesion primer on old gloss, isolating primer over nicotine or water staining. And respect the coat thickness on the tin: a finish stretched thin to save a litre chips first.

3. Putting the wrong screed on a timber floor

Many Amsterdam floors are timber joists over a crawl space, designed for around 2.0 kN per square metre. A 50 mm sand cement screed adds roughly 100 kg per square metre, before tiles, a bath or people. And even where the structure copes, a timber floor moves: a rigid screed bonded straight to it will crack and take the tiles with it.

On joists, use a lightweight or dry screed system, a decoupling membrane under tiling, and a structural check wherever anything heavy is planned. Weight also decides what you can choose upstairs: in a canal house, lightweight sanitaryware and thinner stone are often the only sensible answer.

4. Getting the order of works wrong

Sequencing errors cost more than any single material decision. Floor finishes laid before plastering, windows replaced after the walls are painted, underfloor heating tiled over without its heat-up cycle: each guarantees rework. The heat-up protocol is skipped most often. A new underfloor system must be brought up gradually and back down again, with the cycle logged, before a floor covering is bonded over it.

The rule of thumb is simple: wet and dusty trades first, drying time next, then the trades that make things look finished. Anything involving demolition, chasing or pouring belongs before the first coat of paint.

5. An electrical installation that is only legal until someone opens a wall

Older Dutch homes hide surprises: circuits without an earth, too few groups for how a household now lives, a groepenkast that cannot take another 16 A circuit, cables run diagonally across a wall where nobody expects them. The last one is how a picture hook becomes an incident.

Work to the standard rather than around it: enough final circuits for the real load, 30 mA earth leakage protection covering wet rooms, proper earthing and bonding in the bathroom, cable runs kept vertical and horizontal in the recognised installation zones. If you are adding induction cooking, a heat pump or a charging point, check the connection capacity first; upgrades through the network operator have their own lead time.

6. Closing the walls before the plumbing is tested

Pipework should be pressure tested and left under pressure while the walls close, not tested after the tiler has finished. The other faults are quieter: waste runs laid nearly level instead of falling roughly a centimetre per metre on a 110 mm line, a new bathroom tied into an old stack with no thought for venting, so flushing upstairs empties a trap downstairs, and capped dead legs where water stands.

Keep shut-off valves and manifolds behind an accessible hatch: a valve tiled permanently into a wall is decoration, not a valve.

7. Treating waterproofing as a product instead of a system

In wet rooms, sealant is the last line of defence and never the first. Failures almost always happen at junctions: the floor to wall corner, the drain flange, pipe penetrations, the threshold of a walk-in shower. A liquid membrane applied without the matching tapes, corners and collars is not a tanking system, whatever the bucket says.

Use one manufacturer's system throughout, respect the curing times between coats, get the falls right before tiling rather than hoping grout will fix them, and test the drain with water before it disappears. The sequence and the waiting are in our realistic Dutch bathroom timeline.

8. Insulating without a vapour and ventilation plan

Insulation installed with gaps, compressed into a cavity, or stopped short at a floor edge does not merely underperform. It moves the cold surface somewhere new and invites condensation there. Internal wall insulation in a monument is the hardest case, because it needs a continuous air and vapour control layer on the warm side and careful detailing at reveals and joist ends.

Insulation and ventilation are one decision, never two. As the envelope tightens, the accidental draughts that carried moisture out disappear, and unless a ventilation system replaces them the moisture stays in the building. 9. Forgetting contact sound in an apartment

In a VvE building, floors are a shared subject. Most associations require hard floor finishes to deliver a measurable improvement in contact sound, commonly 10 dB, written into the house rules. A floating build-up with a real acoustic underlay, edge strips at every wall, and no skirting or pipe touching the finished floor achieves it. One screw through the underlay into the joist undoes the lot.

10. Handing over without a file

The last mistake costs nothing to avoid and is skipped constantly. Without documentation the next person to open a wall is guessing, a warranty claim becomes an argument, and a buyer has no evidence anything was done properly. Dutch building law has pushed a consumer handover file up the agenda, and it is good practice regardless.

A usable file holds photographs of all concealed work with dimensions, as-built drawings of cable and pipe routes, the pressure test and moisture readings, data sheets and maintenance instructions, the ventilation commissioning figures, and the warranties.

A short pre-closing checklist

  • Moisture readings taken and recorded before any floor covering goes down.
  • Screed type and weight checked against the structure carrying it.
  • Pressure test completed and held while the walls close.
  • Circuits, earthing and cable zones checked against the standard, not against habit.
  • Tanking installed as a full system, with falls tested using water.
  • Ventilation commissioned and measured room by room, not just switched on.
  • Every pipe and cable run photographed with a tape measure in shot before it is covered.
