Four building periods in one town
Uithoorn grew quickly after the war. Building in Thamerdal started in 1948, Zijdelwaard followed from around 1960 and the Legmeer from 1972; from 1985 the town crossed the N201 into Meerwijk-West and Meerwijk-Oost. The old village centre lies on the Amstel, and De Kwakel grew into a horticulture village in the late nineteenth century, with houses and farms along the Boterdijk and the Drechtdijk.
Each period asks for a different approach. In a home from the 1950s or 1960s we check the pipework, electrics and insulation before the design is final. In newer houses from the 1980s onwards, a renovation is more often about layout: a bigger kitchen, a second bathroom or an extension at the back.
Foundations in the Dorpscentrum and Thamerdal
The gemeente Uithoorn reports that housing association Eigen Haard investigated the foundations of its homes in parts of the Dorpscentrum and in the easternmost part of Thamerdal. Those homes were built before 1960 on timber piles, and in a number of them the foundation was damaged - badly enough for Eigen Haard to replace them with new homes rather than repair them. That does not mean every house nearby has a problem. But sloping floors, doors and windows that stick, and cracks in walls are signs the gemeente lists, and if we see them during a visit we advise a foundation survey before you invest in a new floor or a heavy stone bathroom.
Quieter rooms under the flight paths
Uithoorn has measured aircraft noise itself since early 2024, at three points: De Kwakel, the Legmeer and near the Randhoornweg. The average over the day is about 56 dB(A), above the WHO guideline of 45 dB(A), and most flights are measured between nine and ten in the evening. If you are replacing your windows and doors or insulating the roof anyway, it is worth choosing glazing and a roof build-up that also keep more sound out, especially in the bedrooms.

Permits and practical rules in Uithoorn
Internal renovation usually needs no permit. An extension, a dormer or a change to the façade does: you apply through the national Omgevingsloket, and we prepare the drawings and the application. Uithoorn's heritage register lists several dozen municipal monuments, many of them on the old dikes such as the Boterdijk in De Kwakel, the Schans and the Drechtdijk. Renovating a monument needs a permit in most cases, and the gemeente's Adviescommissie Omgevingskwaliteit can be consulted before you apply.
A skip or container on public ground needs a permit from the gemeente, and the decision can take up to eight weeks, so it belongs in the planning from the start. Parking in Uithoorn is free, with blue zones for a parking disc in a few places, such as the Amstelplein and the centre of De Kwakel.

Questions
Questions about renovating in Uithoorn
Yes. We work in every part of Uithoorn and in De Kwakel, as well as in Amstelveen, Amsterdam and the rest of Noord-Holland. Uithoorn borders Amstelveen, where our base is.
It is worth looking at. The gemeente reports damaged timber-pile foundations in housing association homes built before 1960 in parts of the Dorpscentrum and eastern Thamerdal. Sloping floors, sticking doors and cracks are warning signs; if we see them, a foundation survey comes before a heavy renovation.
Usually not for internal work. An extension, a dormer or a change to the façade needs an omgevingsvergunning, which is applied for through the Omgevingsloket; we prepare the drawings and the application. For a monument a permit is needed in most cases.
Better glazing and well-sealed frames reduce the noise indoors, and so does good roof insulation. The gemeente's own measurements since 2024 show an average of about 56 dB(A) in De Kwakel, the Legmeer and near the Randhoornweg, so noise is worth taking into account when you choose new windows.
A complete bathroom usually starts from €15,000, a bespoke kitchen from €25,000 and a whole-home renovation from roughly €1,500 per square metre. After a free visit you get a written quote.
