How Diemen was built
Diemen is old - it was first mentioned in 1033, in what was then peat meadow land - but most of its homes are much younger. After the Muidertrekvaart and the Weespertrekvaart were dug in 1638 and 1640, the centre moved to the Diemerbrug, and from the middle of the twentieth century Diemen grew fast as a commuter town for Amsterdam. Diemen-Zuid was built in the late 1970s and early 1980s, a mix of terraced houses, low-rise flats and a few taller apartment buildings. Diemen-Noord followed in the late 1980s and early 1990s, mostly apartments and family homes. Holland Park is newer still, built along the Bergwijkdreef where offices and business premises used to stand. With seventeen rijksmonumenten, heritage rules are rarely the deciding factor here.
What that means for a renovation
In the apartment buildings of Diemen-Zuid, Diemen-Noord and Holland Park, the owners' association (VvE) has its own rules for floors, sound insulation and working hours, and a new floor or bathroom has to meet them, so we read those rules before the design is final. In a terraced house from the late 1970s to the early 1990s, a renovation can combine a new kitchen and bathroom with a more open ground floor, and it is a good moment to look at insulation as well.
Kitchens and bathrooms for a gas-free Diemen
Diemen is working towards homes without natural gas. For Diemen-Zuid the gemeente is studying a heat network that would run on residual heat from a data centre; joining would be voluntary. The gemeente points out that existing radiators and underfloor heating can stay in use on such a network, and that without gas you cook electrically, for example on an induction hob, which can mean changes to the electrical installation. If you are renovating your kitchen now, it makes sense to plan the wiring for induction straight away.

Permits and practical rules in Diemen
Internal renovation usually needs no permit. An extension, a dormer or a change to the façade does: you apply through the national Omgevingsloket, and we prepare the drawings and the application. For a bigger plan, the gemeente advises starting with 'Verken uw idee', a first check of whether the idea fits, with much lower fees than a full application.
Parking needs planning. The centre has paid parking and a permit area, the blue zones allow two hours with a parking disc, and since 1 October 2026 parts of Diemen-Noord have a new blue zone; the rules apply Monday to Saturday from 9:00 to 21:00. A container in a parking space only needs a melding, at least seven working days ahead, if it stays no longer than three working days and is no larger than 10 m². Anything longer or bigger needs an exemption, applied for at least eight weeks in advance.

Questions
Questions about renovating in Diemen
Yes. We work in Diemen-Zuid, Diemen-Noord, the centre and Holland Park, as well as in Amsterdam, Amstelveen and the rest of Noord-Holland.
Check the VvE rules before the design is final: they usually set requirements for floor build-up, sound insulation and working hours. We build those rules into the plan, and anything that touches the building itself, such as the façade, goes through the VvE.

It is sensible. Diemen is working towards homes without natural gas, and for Diemen-Zuid the gemeente is studying a heat network. Without gas you cook electrically, which can require changes to the electrical installation, so it is easiest to include that in the kitchen renovation.
Usually not for internal work. An extension, a dormer or a change to the façade needs an omgevingsvergunning, which is applied for through the Omgevingsloket; we prepare the drawings and the application. For a bigger plan, the gemeente recommends a 'Verken uw idee' check first.
A complete bathroom usually starts from €15,000, a bespoke kitchen from €25,000 and a whole-home renovation from roughly €1,500 per square metre. After a free visit you get a written quote.
